Hai Duong Provincial People's Committee has decided to approve the local adjustment of the zoning plan of Thanh Binh ward (Hai Duong city) in the old Thanh Binh market area (lot CC-11) and Hai Duong Provincial Youth Union area (lot CQ-11), scale 1/2000.
The old Thanh Binh market area and its vicinity have an area of about 0.39 hectares. The Provincial People's Committee has adjusted the land use function from public land to mixed land, adjusting the maximum construction density from 40% to 70%. The maximum number of floors has been adjusted from 3 floors to 10-25 floors. Additional planning of 2-3 basement floors for parking and technical infrastructure arrangement.
In the current land area of Hai Duong Provincial Youth Union, the Provincial People's Committee adjusted the land area according to the actual land use status of the Provincial Youth Union and its affiliated units from more than 2.4 hectares to more than 2.6 hectares; adjusted the land use function from agency land (construction density 30-40%, 3-5 floors) into 2 medical land lots and 1 commercial service land lot with the maximum construction density of the land lots from 45 - 80%, maximum 5 - 21 floors. In addition, some other contents were also adjusted such as technical infrastructure, boundaries, construction setbacks, etc.
This planning adjustment aims to specify the adjustment of the approved general planning of Hai Duong City to 2040 and the arrangement and planning plan of the province's working headquarters in Hai Duong City, which has been agreed upon by the Standing Committee of the Provincial Party Committee.
