New land price in Vinh Phuc is highest at 53 million VND per square meter

The adjusted land price list of Vinh Phuc applied in 2025 recorded the highest level of nearly 53 million VND per square meter, in Vinh Yen city.

The People's Committee of Vinh Phuc province has just issued an adjusted land price list, applicable from January 20 to December 31, 2025. Most locations increased by 1-1.5 times compared to before, accounting for more than 84%; about 10% of locations increased by 1.5-3 times. The highest adjustment of 5-8 times was recorded at 54 locations, accounting for more than 1%.

Specifically, the place with the highest land price belongs to Ngo Quyen Street, Vinh Yen City, the intersection with Nguyen Viet Xuan Street, reaching 52.8 million VND per square meter, an increase of 24% compared to before.

Some neighboring roads such as Me Linh are 42.6 million VND per square meter, an increase of about 30%. Hai Ba Trung Street passing through Ho Chi Minh Square is 26.4 million VND per square meter, an increase of 24%. Next is Nguyen Trai Street with 33 million VND per square meter, 1.3 times higher than the old price list.

In Tam Dao town, land prices in the adjustment table also increased sharply. For example, land on the road from the Venus hotel intersection around the central park belt is 49 million VND per square meter, an increase of 1.4 times compared to before. Or the section from the intersection of the road turning into the school to the end of the land area belonging to the town is about 35 million VND per square meter, nearly 3 times higher than before.

For commercial service land, the highest price in Vinh Yen City reached 19.7 million VND per square meter on Ngo Quyen Street, an increase of 24% compared to before.

Recently, many localities have adjusted and issued new land price lists. In particular, the adjusted price list of Ho Chi Minh City increased by 20-86% compared to before, the highest being 687 million VND per square meter on three central roads. Similarly, the new land price list of Hanoi recorded the highest level of more than 695 million VND per square meter on a series of roads in Hoan Kiem district, 3.7 times higher than the old price.

The adjusted land price list is used as a basis for calculating compensation, land prices for resettled people and those who are compensated for residential land, land use tax, personal income from land use rights transfer. The price list is also used to adjust fees and charges related to land use, transfer or when carrying out administrative procedures on land...

The 2024 Land Law, effective from August 1, stipulates that from 2026, land price lists will be issued by provincial People's Committees once a year to keep up with the market, instead of every 5 years as per the old regulations.
