Proposal to reduce the number of buildings and increase the height of the worker housing area in Tan Truong Industrial Park (Cam Giang) to 15 floors

The 4th meeting of Hai Duong Provincial People's Committee in July considered the plan to adjust the local planning of the workers' housing area in Tan Truong Industrial Park (Cam Giang).

Comrade Permanent Vice Chairman of the Provincial People's Committee Luu Van Ban chaired the July meeting (4th time) of the Provincial People's Committee on the morning of July 29.

According to the project reported by the consulting unit, the location of the industrial housing block is in the residential area, worker housing and service area of Tan Truong Industrial Park, with a design area of nearly 44,630 m2, of which the land area for investment in social housing construction is nearly 29,760 m2, the total floor area of apartments is 68,065 m2.

Compared to the approved plan, the population will decrease from about 10,200 people to 2,371 people. The reason is to reduce the pressure on infrastructure and social infrastructure of the land to improve the lives of workers and laborers more suitable to the current situation. The number and height of worker housing will be adjusted from 14 5-storey buildings to 4 15-storey buildings; the total construction density of the project will be reduced from 40% to 32.0%. The reason for the adjustment is to reserve land for the construction of service works, trees, entertainment areas, etc. to serve residents living in the project.

The Provincial People's Committee basically agreed with the report. Standing Vice Chairman of the Provincial People's Committee Luu Van Ban assigned the People's Committee of Cam Giang district to update the project into the planning and land use plan to serve the project implementation. The Department of Construction fully participated in giving opinions on the planning project before submitting it for approval, including the relocation of the transformer station and calculating the capacity of the wastewater treatment plant.

The Department of Construction shall preside over and coordinate with the People's Committee of Cam Giang district, the Project Management Board of the Vietnam General Confederation of Labor, and the Office of the Provincial People's Committee to complete the report of the Party Committee of the Provincial People's Committee, as a basis for reporting to the Standing Committee of the Provincial Party Committee.

The July meeting (4th) of the Provincial People's Committee also considered, discussed and commented on the following contents: Draft Decision promulgating Regulations on compensation, support and resettlement when the State acquires land in the province (reported after the 3rd meeting of the Provincial People's Committee in July); results of directing the settlement of contents related to the operation of the Hai Duong BOT Thermal Power Plant project; planning tasks for 2 sub-zones of the Hung Dao Industrial Park (Tu Ky) and Hoang Dieu Industrial Park (Gia Loc), scale 1/2000; results of inspection, review and assessment of the implementation process of construction investment projects, granting of land use right certificates at the investment project to build residential areas, industrial services in Ai Quoc ward (Hai Duong city); approval of extension of the time limit for preparing and adjusting the Housing Development Program of Hai Duong province for the period 2022-2030, with a vision to 2045; Report on the issuance of a resolution regulating the content and expenditure levels of statistical surveys in Hai Duong province (to be reported after the 3rd meeting of the Provincial People's Committee in July); report on the orientation for building the local budget revenue and expenditure estimates for 2025; consulting on the settlement of the proposal of Tuan Kiet HD Trading and Service Joint Stock Company on annual land rent payment; on difficulties in compensation and site clearance for the Viet Hoa - Thanh Binh urban area project (Hai Duong city); content of the project to adjust the detailed planning of Ngoc Son residential area, Ngoc Son commune (Tu Ky), now Ngoc Son residential area, Hai Tan ward (Hai Duong city), scale 1/500.
