Hai Duong Department of Construction has appraised the selling price, rental price, and lease-purchase price of social housing in the new urban area south of Hai Duong city (sub-area 2).

Based on the opinions of departments and the People's Committee of Hai Duong City, the Department of Construction has announced the results of appraisal of selling prices, rental prices, and rental-purchase prices of social housing in the form of apartments in the Social Housing Project in the new urban area south of Hai Duong City (sub-area 2) for 1 m2apartment usage (net area).

Specifically, the selling price is 11,875,000 VND/m2, rental price is 53,400 VND/m2/month; rental price 72,100 VND/m2/month (the lessee pays in advance to the lessor 20% of the value of the leased house or no more than 50% of the value of the leased house; the remaining amount is calculated as rent to be paid monthly within a certain period; after the social housing lease expires and the remaining amount has been paid, the lessee has the right to own that house).

The actual selling price, rental price, and lease-purchase price of the investor must not exceed the selling price, rental price, and lease-purchase price appraised by the Department of Construction.

After the social housing construction investment project is completed and put into use, the investor shall conduct an audit, approve the final settlement of project costs according to regulations and send a set of documents to the specialized agency of the People's Committee of the province where the project is located to check the selling price and rental price of social housing.

In case the selling price or lease-purchase price of social housing according to the audit results and approved final settlement is higher than the price signed by the investor, the investor is not allowed to collect more; in case it is lower, the investor must re-sign the contract or adjust and supplement the contract appendix and must refund the difference to the buyer or lease-purchaser of the house.

The social housing area in the south of Hai Duong City (sub-area 2) invested by Thanh Dong Real Estate Investment Joint Stock Company, started construction in August 2023, and is expected to be handed over and put into use in the third quarter of 2025. The housing area is located in Lien Hong and Gia Xuyen communes (Hai Duong City) with a total construction area of ​​32,310 m2, consisting of 4 buildings, 8 floors high, with 336 apartments, capacity of about 1,500 people.
