The Provincial People's Committee has just approved the adjustment of the local planning for the area north of Pham Ngu Lao Street under the Detailed Construction Planning for the central area of Pham Ngu Lao Ward (Hai Duong City).
The planning location is bordered by Tue Tinh street and residential area of Pham Ngu Lao ward to the north, Pham Ngu Lao street to the south, Hao Thanh lake residential area alley to the east, and Dien Bien Phu street to the west.
After adjustment, the area of 96,250 m2 according to the approved planning is still maintained, but the expected population is about 3,003 people, an increase of 1,843 people, of which the high-rise mixed-use area has about 1,200 people, and the high-rise social housing area has about 735 people.
The commercial service land lot will reduce the area from 11,632.5 m2 to 10,291.2 m2; adjust the land use function to mixed land (main function is residential land combined with commercial services, public offices); increase the building height from 15-17 floors to 17-28 floors.
The adjacent residential land plot, cultural house and surrounding road to the northeast are converted into 15-storey social housing land.
