The projects can provide more than 13,500 products, concentrated in Hoang Mai district, Long Bien, Son Tay town, Thuong Tin district.
According to the list of housing and urban area projects under the 2021-2025 Development Plan (phase 4) recently approved by the Hanoi People's Committee, the city has 44 commercial housing projects undergoing investment procedures.
The projects have a total residential floor area of over 3.9 million square meters, providing over 13,500 products, concentrated in Hoang Mai and Long Bien districts, Son Tay town and Phu Xuyen and Thuong Tin districts.
This year, there are 12 projects expected to be completed, including 6 housing construction projects in Thuong Tin district, 4 technical infrastructure investment projects in the land use rights auction area in Son Tay town and two projects in the auction area of Phu Xuyen district.
After 2025, many apartment, low-rise housing, and social housing projects are expected to be completed with thousands of products. For example, Hoang Mai district has the 1283 Giai Phong building and the 218 Linh Nam social housing area expected to be operational in 2028. Long Bien district has 7 projects, providing more than 2,700 products. The apartment project in planning areas B.3/NO4 and B.5/NO1 in Thuong Thanh ward alone has more than 1,100 apartments.
Son Tay town has two large-scale urban areas expected to be implemented by 2034. Of which, the new Vien Son urban area has a capital scale of nearly 7,200 billion VND, providing nearly 3,300 apartments, while the new Trung Hung urban area has a total investment of more than 4,900 billion VND with 2,060 products.
Phu Xuyen district also has Nam Chinh urban area expected to be completed in 2030, providing nearly 400 products.
The above list also updates 8 social housing projects that are carrying out investment procedures, expected to provide nearly 1,600 products. The projects have a total floor area of over 250,000 m2, concentrated in Hoang Mai, Long Bien and Thuong Tin districts. The largest scale is the social housing area in lane 218 Linh Nam, Hoang Mai with about 500 units.
According to forecasts from many market research units, housing supply in Hanoi will be more abundant from this year. Real estate service firm CBRE forecasts that the number of new apartments in Hanoi is estimated to reach more than 31,000 units in 2025, higher than last year. New supply tends to expand to the South (Hoang Mai district), East (Long Bien district) and West (Dan Phuong district). The villa and townhouse segment is expected to have more than 7,000 products.
"2025 will start a new cycle of the housing market when supply is increasingly abundant, promoting competition among investors," said Ms. Duong Thuy Dung, CEO of CBRE Vietnam.
