Auctioned land in Phuc Tho district (Hanoi) up to 75 million VND/m2

Land auctioned in Trach My Loc commune, Phuc Tho continued to increase to 75 million VND/m2, while more than half a month ago it was only nearly 60 million VND/m2.

Phuc Tho District Land Fund Development Center organized an auction of 13 land plots in Doc Tranh area, Trach My Loc commune on September 16. The land plots are coded DG44 to DG62 with an area of ​​108 - 129 m2, starting price from 23.4 million VND per m2.

According to statistics, this auction had 140 registrations, corresponding to a ratio of nearly 11 applications interested in a plot of land. At the end of the auction, 13 lots were successfully sold. Of which, the highest winning lot was 75 million VND per square meter, the lowest lot was 28.6 million VND per square meter.

Thus, land prices in Doc Tranh area, Trach My Loc commune continued to reach new peaks in just over half a month despite many conflicting opinions about land auctions in a series of districts on the outskirts of Hanoi.

At the auction in late August, 30 plots of land in this area were sold at the highest winning price of nearly 60 million VND per square meter. At that time, many investors participating said that this price was much higher than the actual value, when the frontage plots in the neighboring areas were only about 40-50 million VND per square meter.

However, the person who paid the price of nearly 60 million per square meter affirmed that he did not forfeit the deposit because he had carefully researched the market price, the land plot was in a beautiful corner location, and would benefit from future traffic infrastructure.

On September 10, Phuc Tho continued to auction 30 more plots of land also in Doc Tranh area. At this event, there were about 180 customers participating, the highest auctioned plot was 69.8 million VND per square meter. According to some local brokers, this plot of land was also transferred immediately after with a price difference of hundreds of millions of VND.

Over the past month, land auctions in a series of suburban districts such as Thanh Oai and Hoai Duc have caused a stir in the market with record high winning prices of over 100 million VND per square meter. Of which, a plot of land in Tien Yen commune, Hoai Duc district had a winning price pushed up to over 133 million VND per square meter. After that, the management agencies requested to inspect and rectify the land auction work in Hanoi.

Currently, out of 68 auctioned lots in Thanh Oai district, only 13 investors have paid the money even though the payment deadline has passed. These lots only have winning prices ranging from 51.6 million to 55 million VND per square meter. The remaining 55 lots with winning prices ranging from 80 million to over 100 million VND per square meter have all forfeited their deposits and not paid the money.

In October, Phuc Tho will auction 28 plots of land in Tam Hiep and Tho Loc communes. Of these, 3 plots of land in Gac Cho area, Tam Hiep commune have starting prices of 66.7 million VND per square meter. Accordingly, auction participants need to deposit from nearly 1.8 billion to more than 2 billion VND.

25 plots of land in Dong Phuong, Loc Tho commune have a starting price of 19.8 million VND per square meter, equivalent to a deposit of 532 million - 746 million VND per plot (area 134 - 188.4 m2). At the auction on September 10, 9 plots of land in Dong Phuong, Tho Loc commune recorded the highest winning price of 25.6 million VND per square meter, the lowest of 23.4 million VND per square meter.

Phuc Tho is a suburban district located in the Northwest, nearly 40 km from the center of Hanoi. This district is nearly 118 km2 wide, currently has 1 town and 20 communes, with a population of about 200,000 people. Most recently, on September 9, T&T Group started construction of the technical infrastructure of Nam Phuc Tho Industrial Park - Phase 1. This project has a scale of 41.7 hectares with a total investment of nearly 780 billion VND, located in Tam Hiep and Ngoc Tao communes.
