The above price is a one-time land rental fee, for a period of 50 years, for the entire area of the An Luu Market and Trade Center project (Kinh Mon).
The People's Committee of Hai Duong province has just approved a starting price of more than 77.2 billion VND to organize an auction of land use rights to select investors to implement the An Luu (Kinh Mon) people's market and trade center project.
Accordingly, the average rental price of commercial service land is 3,220,246 VND/m2(one-time land lease, 50-year term).
An Luu Market and Commercial Center project has an area of over 23,993 m2, adjacent to Nguyen Trai street, An Trung residential area, An Luu ward.
The land was approved by the People's Committee of Kinh Mon town for detailed construction planning at a scale of 1/500 in Decision No. 544/QD-UBND dated October 20, 2021, including: commercial land - people's market of more than 3,887 m2; commercial land over 8,526 m2, green landscape land over 950 m2, technical infrastructure land over 368 m2, traffic land and parking lot nearly 10,260 m2.
The auction organizer is the People's Committee of Kinh Mon Town. The auction winner is responsible for continuing to invest in the construction of works and construction items in accordance with the detailed construction plan at a scale of 1/500 approved by the People's Committee of Kinh Mon Town in Decision No. 544/QD-UBND dated October 20, 2021.
Previously, due to some procedural problems, the project of the people's market and An Luu Commercial Center was under construction. At the people's market, 2-storey houses with 1 attic were built; TM-01 area built 20 houses (4 houses with 3-storey, 1 attic completed; 16 houses with newly completed foundations); TM-02 area completed the foundations and 14 houses with 3-storey, 1 attic completed; TM-03 area completed the foundations of 22 houses; TM-04 basically completed the rough construction of 11 houses with 3-storey, 1 attic completed and the foundations of 8 other houses; the land for green landscape, technical infrastructure, parking lot, and traffic land has completed about 15% of the work volume.
All of the above-mentioned invested and constructed assets will not be auctioned according to the plan approved by the Provincial People's Committee in Decision No. 124/QD-UBND dated January 17, 2025.
Currently, Kinh Mon Town People's Committee is taking steps to auction the project according to regulations.
