Hai Duong city is home to many universities and colleges in the province, including schools with wide enrollment, many students from other provinces and cities come to study.
On August 16, posing as people looking for a place to stay, we went to a small alley on Nguyen Thi Due Street (Hai Duong City), near Hai Duong Central College of Pharmacy. The alley is quite deep and has many rooms for rent, but only 2 houses have signs saying “Rooms available”, with a very small number, only 1-2 rooms.
Show us a room with a corrugated iron roof, about 10 m wide.2, located at the end of a rather cramped row of rented rooms, the landlady said that the rent for this room was 700,000 VND/month. This is considered the lowest price in this area. When we asked if the landlady had increased the price when someone came to inquire, she confirmed that she had not. If necessary, we could look at the monthly rent book of the previous tenant.
Vu Huu Street (Hai Duong City) is located opposite the entrance to Hai Duong Medical Technical University. This street also has Thanh Binh market, convenient for shopping, so many students of the school choose it as a place to "settle down" during their studies. Although we walked around almost all the alleys in the street, we did not see many houses with rooms for rent.
Introduce us a room about 10 m wide2, has a mezzanine, water heater, air conditioner, the landlord said it has been a long time since someone moved out so there is a vacant room. Fully furnished rooms like this cost no less than 2 million VND/month, but it is also difficult to rent because of high demand. This landlord also said that since the Covid-19 pandemic until now, almost all landlords in this area have not increased the rental price.
The reason why student accommodation in Hai Duong at this time does not have many fluctuations is because universities and colleges in the province have not yet started classes for new students, most of them from October onwards. Some landlords also said that currently, students who are about to graduate are still busy with internships, sometimes they do not return home for a whole month, but they still keep their houses so that they can return to graduate later. Therefore, accommodation for this group of people is quite stable, prices have not fluctuated.
Most workers choose rooms with hot water heaters and air conditioning.
In recent years, contrary to the regular and stable demand of students, boarding houses for workers have been quite sluggish, prices have not increased, even though the regional minimum wage for workers has recently increased.
Tu Thong area, Tu Minh ward (Hai Duong city) is one of the localities with the highest number of workers staying in the province because it is next to Dai An industrial park. Mr. Nguyen Van Tuan, Party cell secretary, head of Tu Thong residential area, said that up to 95% of families in the area have rooms for rent, many of which have up to 50 rooms. However, in recent years, there have been many vacant rooms, the rate of rooms for rent is only about 70%. The rental price of rooms has not changed in recent years, and many landlords have even reduced the money for people with good intentions and committed to staying long-term. Therefore, most families do not build new rooms but only renovate them for rent, avoiding waste.
Similarly, in Cam Phuc commune (Cam Giang), where there are many workers renting rooms, there are currently many vacant rooms. Most workers and laborers choose to stay in clean, sturdy rooms equipped with air conditioning and water heaters, even though the prices are a bit higher. Older, dilapidated rooms are almost unoccupied or only rented temporarily for a short time. Faced with this reality, landlords have not increased prices for many years.
According to the explanation of Mr. Nguyen Van Tuan, Party Cell Secretary, Head of Tu Thong residential area, the number of guest workers has decreased because many companies now have buses to pick up and drop off workers during the day. Localities are also increasingly developing, creating jobs for workers, so workers from far away are less and less coming to Hai Duong to work.
