More than 27,000m2 of "golden land" in Long Bien is about to be auctioned, what is the starting price?

More than 27,000 square meters of "golden land" for a low-rise housing project in Long Bien district (Hanoi) is about to be auctioned with an expected starting price of nearly VND2,200 billion (about VND78.7 million/square meter).

Hanoi has just had a plan on starting price for auctioning land use rights to carry out low-rise housing construction projects for sale for land plots marked A4/TT1 in planning plot C12 and A7/TT2 in planning plot C13, Viet Hung ward, Phuc Dong (Long Bien district).

Accordingly, the above 2 plots of land have a total area of ​​about 27,287m2, have invested in technical infrastructure, and are expected to build 172 low-rise houses with a height of 4 floors.

Specifically, plot A4/TT1 has an area of ​​12,197m2 adjacent to Nguyen Minh Chau, Dao Hinh, Dao The Tuan streets and internal roads of the urban area, including 80 houses.

Land plot A7/TT2 has an area of ​​15,090m2 adjacent to Dao Hinh, Dao The Tuan streets and internal roads of the urban area, including 92 houses.

The two plots of land are considered to have a “golden land” location in Long Bien district. It is known that the expected starting price for the auction for the area of ​​more than 22,287m2 of the two plots of land is more than 2,147 billion VND (about 78.7 million VND/m2).

The form of land use in the above 2 plots is that the State allocates land without collecting land use fees for a period of 50 years from the date the City People's Committee signs the decision to recognize the results of the auction of land use rights. The buyers of houses attached to the land use rights are stable for a long time.

Also in Long Bien district, recently, the Hanoi People's Committee decided to auction land use rights to carry out a high-rise housing construction project for sale for land plots marked B3/CT5 and B4/CT6 in planning block C14, Phuc Dong ward.

Accordingly, the auctioned land plot with symbol B3/CT5 has an area of ​​nearly 15,000m2. Of which, the land for building technical infrastructure, internal roads, flower gardens, and trees (no basement below) is about 7,837m2.

Over 7,000m2 of high-rise residential construction with an average height of 11.4 floors; total construction floor area is 80,685m2; there are 2 basements with a total basement construction floor area of ​​14,190m2.

For the land plot marked B4/CT6 with an area of ​​nearly 12,200m2. Of which, 5,585m2 of land is used to build high-rise buildings, with an average height of 12.2 floors; the total construction floor area is 68,130m2; there are 2 basements with a total basement floor area of ​​12,260m2. The rest is land for technical infrastructure construction, internal roads, flower gardens, and trees.

According to the above decision, the investor who wins the auction of this land plot will be allocated land by the State with land use fees collected for a period of 50 years from the date the City People's Committee signs the decision recognizing the auction results of land use rights. The buyer of the house attached to the land use rights will be able to use it stably and permanently.
