The city has just approved the planning tasks of 3 industrial parks in Thuong Tin and Soc Son with a scale of more than 600 hectares.
At a recent thematic session, the Hanoi People's Council approved the task of planning the construction of 3 industrial parks in Thuong Tin and Soc Son with a total area of about 635 hectares. The construction planning task is the basis for making planning projects, establishing investment projects, granting licenses and managing construction investment, associated with a specific project.
Accordingly, Bac Thuong Tin Industrial Park has a scale of about 137 hectares, located in Van Binh, Lien Phuong, Ninh So communes, Thuong Tin district. The project targets high-tech agriculture, agricultural processing, high-quality food, mechanical engineering, and electronics.
The planning area includes commercial land, services, warehouses, trees, traffic, security land, parking lots, and repair shops. This area is expected to attract 7,000 workers and laborers. The 8-hectare land fund for social housing construction is expected to be located at plot C3-2, in Khanh Ha commune, Thuong Tin district.
The second project is Phung Hiep Industrial Park, nearly 175 hectares, located in 4 communes of Thuong Tin district. The industrial park also targets high-tech agriculture and agricultural processing, expected to attract 8,000 workers. The social housing area is located on an 8-hectare land fund in plots A3/NO1 and A3/NO2, Thuong Tin district.
Soc Son Industrial Park with a planned area of 324 hectares, located in Tan Dan and Minh Tri communes, Soc Son district. The project targets clean industries, prioritizing electronics, information technology, mechanics, automobile manufacturing, cosmetics, and textiles.
The planning area includes administrative land, operating center, trade, services, and production facilities. The People's Committee of Soc Son district proposed the location for building social housing for workers in Minh Tri and Minh Phu communes, with an area of about 45 hectares.
Hanoi currently has 10 operating industrial parks, with a total area of over 1,300 hectares. Of these, 9 projects have completed infrastructure construction, with a 100% occupancy rate. One project is completing technical infrastructure.
According to Avison Young, the average rental price of industrial parks in the city is more than 220 USD (about 5.5 million VND) per square meter for a lease term. Some districts have an average rental price exceeding 250 USD (6.3 million VND) per square meter, including Me Linh, Long Bien, Soc Son, and Dong Anh.
