Apartment prices in Hai Duong increased to 150 million VND

According to information from some real estate transaction offices and a survey by Hai Duong Newspaper reporters, the buying and selling price of each apartment in Hai Duong City is on an upward trend, with some apartments increasing by up to 150 million VND compared to the second half of 2023.

Specifically, for a shared apartment (also known as a studio apartment, a small apartment, not divided into rooms), area of ​​32m2, the transaction price is from 830 million VND/apartment. A 37 m2 apartment (1 bedroom, 1 bathroom) ranges from 950-980 million VND/apartment. A 56 m2 apartment (2 bedrooms, 1 bathroom) ranges from 1.55-1.6 billion VND/apartment. A 68 m2 apartment (2 bedrooms, 2 bathrooms) has a transaction price from 2 billion VND/apartment.

With Bach Dang Lake View apartment complex, each apartment is traded at 22.5-24.5 million VND/m2. Apartments with an area of ​​52 m2 (2 bedrooms, 1 bathroom) are priced from 1.15-1.2 billion VND/apartment. Apartments with an area of ​​59-62 m2 (2 bedrooms, 2 bathrooms) range from 1.4-1.45 billion VND/apartment.

Each apartment in the HUDIC apartment complex is traded at 27-27.5 million VND/m2. The 52 m2 apartment (2 bedrooms, 1 bathroom) is priced from 1.4 billion VND/unit. The 58 m2 apartment (2 bedrooms, 2 bathrooms) is priced from 1.6 billion VND/unit. Particularly, the small apartments (area of ​​38 m2, 1 bedroom, 1 bathroom) have a relatively low price, at 700 million VND/unit, equivalent to 18.5 million VND/m2.

Depending on the location, number of floors, the transaction price of each apartment in Hai Duong has increased by 100-150 million VND compared to the second half of 2023. According to representatives of some real estate offices, 90% of the apartments traded are to serve the real housing needs of people, only the remaining 10% serve the needs of investment or purchase for rent. Meanwhile, the supply of social housing and commercial apartments in Hai Duong is still limited. Therefore, apartment prices have tended to increase gradually from the beginning of 2024 until now. In addition, the low interest rates of banks are also the reason why many people choose to buy apartments to maximize the profit of idle money.
