At Hai Dang apartment complex (The Lighthouse Residences, EcoRivers Hai Duong urban area) in Hai Tan ward, the transaction price of completed apartments (including basic furniture such as beds, kitchen cabinets, air conditioners, water heaters, etc.) is at 1.6-1.9 billion VND/apartment with an area of about 59 m2. Corner apartments (2 bedrooms, 2 bathrooms) are priced at 2.2-2.5 billion VND/apartment with an area of about 69 m2. These are apartments usually on floors 18-25 of the building, with a nice view. Depending on the view and floor location, other apartments are usually priced 100-200 million VND/apartment lower in the same area segment.
With the Bach Dang Lake View apartment complex in Nhi Chau ward, each 2-bedroom, 1-bathroom apartment with an area of about 57 m2 with basic interior amenities is currently traded at around 1.6-1.7 billion VND/apartment in a good location (usually on floors 9-12). Some other apartments with the same area have lower transaction prices, around 1.2-1.3 billion VND/apartment.
Each 2-bedroom, 2-bathroom apartment in HUDIC apartment building has an area of about 60 m2 and is traded at around 1.6-1.7 billion VND/apartment in a good location (usually on floors 9-12) with basic full furniture. Some apartments with the same area in other locations have a transaction price of 1.4-1.5 billion VND/apartment.
In Tue Tinh apartment complex, some apartments are being offered for sale at around 19.6-22.5 million VND/m2, equivalent to 1.15 billion VND/51 m2 apartment, 1.33 billion VND for 68 m2 apartment.
The price of apartment transactions in Hai Duong province since the beginning of the year has gone through two phases: a rapid increase in the second quarter and a stagnation from July 2024 to present. The reason is that apartment transaction prices are currently high. With this price, people have many options to buy real estate instead of apartments. Therefore, apartment transactions are mainly from people with real housing needs or buying for rent. Low investment demand makes the increase in apartment prices low.
