The two most expensive plots of land are located in Cau Giay New Urban Area, including plot B10, area 153m2, starting price 248.2 million VND/m2 and plot B19, area 159m2, starting price 186 million VND/m2.
This November, Hanoi City will auction the right to use many plots of land in "golden" locations, including plots with starting prices of up to nearly 249 million VND/m2.
Specifically, on November 22, Cau Giay Land Fund Development Center will coordinate with DVL Joint Stock Auction Company to organize an auction of the right to use 14 land plots in Dich Vong and Trung Hoa wards.
The 14 auctioned plots are all residential land with long-term use, including 2 plots in plot D18 of Cau Giay New Urban Area, Dich Vong ward and 12 plots at 39 Tu Mo street; lane 87 Nguyen Thi Dinh, Trung Hoa ward.
The plots of land have an area of 44.3-159m2, starting price from 159.1-248.2 million VND/m2; equivalent to more than 7.3 billion VND to nearly 40 billion VND/plot.
Specifically, 2 plots of land in Cau Giay New Urban Area have the highest starting price, including plot of land coded B10, area 153m2 with starting price 248.2 million VND/m2, totaling over 37.9 billion VND.
Land plot with symbol B19, area 159m2, starting price 186 million VND/m2, total amount more than 29.5 billion VND. Construction density of 2 land plots is maximum 60%, 5 floors and 1 basement.
Auction participants must deposit 20% of the total starting value of each plot of land in advance. Time and place for providing and receiving registration documents for auction participation from November 2, 2023 to November 17, 2023 (during office hours of working days) at the Cau Giay District Land Fund Development Center.
The auction is scheduled for November 22, 2023.
The auction of the above land lots is conducted in the form of direct voting in multiple rounds and must go through at least three mandatory rounds, according to the ascending price auction method.
Also in November, the Bac Tu Liem District Construction Investment Project Management Board will organize an auction of land use rights and implement a housing construction investment project for sale in Co Nhue 2 and Xuan Dinh wards.
The land area for auction of land use rights has an area of 14,892m2, of which 9,660.9m2 of land for auction of land use rights for construction of townhouses, and 5,231.1m2 of land for construction of playgrounds, trees, and internal traffic roads.
Starting price is 112,400,000 VND/m2. Total land use right value at starting price is 1,085,885,160,000 VND.
Registration period is from October 27, 2023 to November 15, 2023. Auction date is November 18, 2023.
In Gia Lam district, the auction of land use rights for land plot C12, Han Lac village, Phu Thi commune with an area of 223m2, starting price of nearly 39 million VND/m2.
Time for receiving auction registration documents from November 2, 2023 to November 20, 2023. Auction time is November 23, 2023.
Ba Vi district also conducted an auction in November for 15 interspersed land plots belonging to the Project of constructing technical infrastructure for the land auction of land use rights at interspersed points No. 8,9,14,15, Phuong Chau village, Phu Phuong commune, Ba Vi district, Hanoi city.
The plots of land range in area from 114-183m2, with starting prices from 7-7.5 million VND/m2. The time for selling and receiving auction applications is from November 3-21.
In Hoai Duc district, the District Land Fund Development Center auctioned the land use rights for 52 plots of land in Ma Trau area, Dong Nhan village, Dong La commune. The starting price is about 57-64 million VND/m2; the area of each plot is from 105-150m2.
Thuong Tin district auctions land use rights to implement an investment project to build low-rise housing and villas, coded Urban Area No. 3 in K2 area, Thuong Tin town.
The total land area allocated to the investor who won the auction for land use rights to implement the project is 40,021.5m2, of which 14,260.2m2 of land is for land use rights auction, including 8,485.1m2 of land for newly built housing; 1,432.9m2 of land for housing combined with commercial services and 4,342.2m2 of land for villas; 9,051.9m2 of social housing land (not auctioned, implemented according to a separate project); 4,008.4m2 of land for trees, sports (including water surface area); 12,701.0m2 of land for construction of technical infrastructure and project traffic.
The starting price for the land use rights auction for the area of 14,260.2m2 of land is 37,653,079 VND/m2. The time for receiving auction registration documents is from October 18, 2023 to November 6, 2023. The auction time is November 9, 2023.
Investors who win the auction for land use rights are allowed to use the land in the form of State land allocation with land use fee collection for a period of 50 years from the date the City People's Committee signs the decision recognizing the results of the auction for land use rights.
Buyers of houses attached to land use rights are entitled to use the land stably and permanently. The winning investor is responsible for building technical infrastructure in sync with the general technical infrastructure of the area according to the approved planning, then handing it over to the local authorities for management according to regulations; kThe decision on investment policy of the project approved by the City People's Committee in Decision No. 1692/QD-UBND dated March 22, 2023 and the detailed planning approved by competent authorities must not be changed after organizing the auction and the City People's Committee recognizes the results of the auction of land use rights.
