Many people now tend to switch to shared rooms, instead of renting a room. The "dormitory" model, also known as dormstay, helps renters save costs, only about 1-1.3 million VND/person/month.
Recently, the type of multi-bed dormitory has appeared quite a lot, the renter only has to pay 1/3, even 1/4 of the amount compared to renting a room outside. This meets the needs of many people, with the desire to have a place to stay at a much cheaper price but still fully equipped.
On online forums, broker H. (Thanh Xuan, Hanoi) posted an ad for a shared room for rent, starting at 1 million VND/person. Since this room only has one bed left, priority will be given to those who move in early, and will get a small discount on the rent.
Broker H. said that the owner has 10 houses for rent with this type of room sharing, scattered in districts of Hanoi such as: Thanh Xuan, Bac Tu Liem, Dong Da, Nam Tu Liem,... Notably, the rental price of the rooms is the same, ranging from 1.3-1.5 million VND/person depending on the area and floor location.
According to Lan Anh (a student at the Banking Academy), she has been renting a room here for a year. The 25m2 shared room in the center of Dong Da district costs 1.3 million VND/person, including additional fees such as cleaning, parking, wifi, washing machine, refrigerator, etc.
Only electricity and water bills have to be paid at the end of each month depending on the usage needs of each room, about 200,000-250,000 VND/month per person.
Mr. Dung - living on the 6th floor of the house, said that he came from the countryside to the city to drive a motorbike taxi. Every day, he earns from 200,000 to 300,000 VND. Because he rents on the 6th floor and the house only has stairs, he only has to pay 1 million VND/month, cheaper than the rooms on the lower floors.
"Thanks to saving on rent, minus food expenses, I save about 3 million VND each month," he said.
The landlord said that, realizing the increasing demand for cheap rental housing, he had the idea of investing in building rental houses with shared rooms, bunk beds and uniform furniture to make tenants feel comfortable and convenient.
According to the reporter's observation, the rooftop of the house is considered a canteen, where cooking and drying clothes are shared. With a rental price of 1.3 million VND/month, tenants can still use all the utilities such as washing machines, refrigerators, water heaters, etc.
On a rental website, account Loc Nguyen shared: “My family and I have just researched the rental prices in some areas such as Cau Giay, Lang street, Nguyen Chi Thanh,... most of which range from 3-3.5 million VND/room. A broker on Lang street said that a rental price under 4 million is "a bit difficult, hard to find".
“If I can’t find a roommate, I have to spend at least 3.5 million VND per month, which is too expensive, so I switched to renting a shared room, which saves a lot,” said Loc Nguyen.
A landlord in Bac Tu Liem district said that most of the guests renting shared rooms are students and some freelance workers.
If renting a room outside, customers will have to spend at least 2.5-3 million VND/month without service fees, internet, washing machine, parking, etc. If renting in the form of homestay or dormstay, they only need to spend 1.3-1.5 million VND/month including those fees.
“Developing a shared housing business model helps people with limited financial resources reduce housing costs, while the economy is still difficult and real estate prices are still rising sharply. Of course, living with many other people is sometimes inconvenient and has unpredictable risks,” he admitted.
