Drawing urban projects on agricultural land: Landowner says brokerage company "exaggerated"

Regarding the case of "Drawing grand urban projects on agricultural land"reporterreported that on the evening of September 22, a leader of the People's Committee of Son Hoa district said that Mr. Ngo Thanh Chi (28 years old, in Phu Ngoc commune, Dinh Quan district, Dong Nai) had just had a working session with representatives of the district.

Land for planting trees is advertised and sold as land in a new urban area.

According to the People's Committee of Son Hoa district, recently in the district, there have been cases of land users dividing agricultural land into many plots, then setting up their own projects to divide and sell land plots such as the Son Phuoc New City 1 project advertised on social networking sites, websites and some newspapers.

Therefore, the District People's Committee directed to work with relevant parties to verify related contents.

Mr. Chi said that in 2022, he bought agricultural land from local people, then divided it into many plots to sell gradually. He also admitted to contacting and subcontracting with brokerage companies to promote the land plots.

"I myself did not have time to monitor and check, leading to the program's results not being as I wanted, with many contents being exaggerated and not true" - the working minutes stated Mr. Chi's opinion.

Mr. La Thanh Phuc - Chairman of the People's Committee of Son Phuoc Commune - said that Mr. Chi also worked with the People's Committee of the Commune. "This land is agricultural land, land for growing other annual crops, but they drew up a grand urban area project and then advertised it for sale regardless," Mr. Phuc said.

Remove false advertising information

Also at the above meeting, Mr. Chi said that he had contacted the advertising company and the advertising brokerage partners for the land sale they had advertised as "Son Phuoc New City 1 urban area project", requesting that these units remove the false information themselves.

"From today's meeting until later, if there is still advertising information as reported by the press, I will take legal responsibility," he pledged.

On the afternoon of September 22, we visited the website of Ngo Gia Group Real Estate Company (listed on the website as headquartered in Ho Chi Minh City, contact address in Tay Hoa commune, Trang Bom district, Dong Nai), the company promoting the Son Phuoc New City 1 project and claiming to be the previous project investor.

Instead of eye-catching images, grand company introductions, and large-scale investment projects, the page now only has the lines "Ngo Gia Group - prestige affirms trust" and "Ngo Gia Group is under maintenance".

However, PR articles for the project in newspapers are still available. For example, the article "Opportunity to make real estate in Son Hoa district - Phu Yen take off" in the newspaperDanang Electronics(baodanang.vn) with content promoting the Son Phuoc New City 1 project, posted from April 17, 2023 to 8:00 p.m. September 22, 2023, still exists.

The landowner has transferred 3 plots of land to relatives.

Also at the meeting with the representative of Son Hoa District People's Committee, Mr. Ngo Thanh Chi informed that he had transferred the right (to use) of 3 plots of land out of 40 separated plots of land in Hon Ong village to relatives in his family.

He pledged to use the land for the right purpose as granted by the competent authority.
